Overview
My GetReal Account is your control center for managing 8020CRM’s advanced features - including credit usage, rehab project settings, AI automation, RAIN Deal Drops, and billing. This guide walks through each section available in your account and how to use them to support your business operations.
Before You Begin
You must have System Admin permissions to view or modify My GetReal Account settings. If you don't see this option, contact your System Admin to confirm permission access.
Why It Matters
The My GetReal Account gives leadership teams visibility and control over:
API credit usage and auto-refresh settings
AI automation with RAIN 💧
Billing, payment methods, and usage history
Rehab level and project scope management
Lead routing, skip trace triggers, speed-to-lead tracking, and idle lead handling
Property insights and real-time Deal Drop alerts
Dashboard & API Requests
Dashboard Tab
Monitor usage of skip tracing and property data APIs
Set up low-credit alerts
Refresh or reload credits
View request history and credit trends
API Requests Tab
Review each incoming request by source
Track match rates and delivery status
Products & Services
Manage key subscription and user-level resources:
Purchase user licenses
Change your support tier
Buy skip tracking credits
Payment Methods & History
When you click "Manage 8020CRM Products", you will be routed to your Stripe Customer Portal, where you can:
View current and historical invoices
Update your payment method on file
Review your monthly billing cycle or one-time purchases
Setup → Features & Settings
The Setup tab includes options for automation and other settings across 8020CRM.
Artifical Intellegence (RAIN 💧)
RAIN is now organization-aware! With RAIN enabled, AI automations can act across multiple records - not just the current one.
Chat Copilot
Inbox Notifications
SMS Assist for AI-driven replies and message drafting.
Enable Insights, Suggestions & Agents to unlock:
Apply an AI Agent Confidence Threshold to allow RAIN to act autonomously. (e.g., 90% confidence required)
Email Sends
SMS Sends
Event Creation
Task Creation
Field Updates
*Set an AI Confidence Threshold (e.g., 90%) so that RAIN only takes action when it's confident in its prediction or response.
Property Management → RAIN Deal Drops 💧
Deal Drops allow 8020REI or Nationwide data to push live updates to your records. You can:
Choose the motivators to track (e.g., Bankruptcy, Foreclosure, Absentee)
Set a refresh frequency for Property Details and Skip Trace results (default: 30 days)
Assign a backup owner for unassigned leads, leads with inactive users or queue records
Lead & Activity Management
Define automation logic for lead records and follow-up actions. You can enable, disable or adjust the following:
Auto-attach properties on new seller leads
Auto-retrieve property details for new seller leads
Auto-skip trace new seller leads without a phone or mobile
Auto-mark new outgoing communications as read
Auto-update lead status from "Prospect" to "New" based on inbound activity
Speed-to-Lead Tracking (built-in timers to display colored indicators for response times)
"Time to Contacted Status" turns Yellow after 30 minutes
"Time to Contacted Status" turns Red after 60 minutes
Idle Lead Rules
Change lead status to "Nurturing" if:
"Contacted" status = idle for 5 days
"Working" status = idle for 7 days
Enable selection of Multiple Properties on the Lead and Opportunity
Opportunity & Property Transaction Management
Control downstream automation, cost logic and portal display:
Define campaign cost timeframe (default: last 90 days)
Enable team notifications when added to Opportunity records
Set your Opportunity naming convention (e.g., Address + Phone + Need)
Option to mass-update Opportunity names overnight
Mask property address when Property Transaction is marked "Ready for Portal"
Set a custom portal URL for your investor portal listings (e.g., deals.yourbrand.com)
Rehab Levels and Project Scopes
Standardize how your teams scope and estimate rehab projects:
Navigate to Project Management
Select the rehab level (1–5) that you want to modify
Add or remove scope items (e.g., drywall repair, paint, or demo)
The system uses cumulative logic to avoid task duplication across the levels (i.e., Level 3 includes the full scope of Level 1 and 2).
Best Practices
Review usage and billing each month
Customize rehab levels to standardize the scope across the system
Audit AI activity to maintain tone and accuracy
Maintain permission sets to support automation
Align status change rules to support CRM hygiene.
