Using Calculators in 8020CRM for Acquisition and Disposition

Overview
8020CRM’s built-in deal calculators help Acquisition Managers, Disposition Managers, and Transaction Coordinators evaluate real estate deals directly within the platform. Whether you’re analyzing a property before making an offer or assessing net profit before listing, calculators provide consistent, fast, and strategy-aligned deal analysis.
Before You Begin
You must have access to the Opportunity or Property Transaction tabs. Calculators must be pre-configured by leadership within the Calculators tab. This setup includes defining margin rules, lender assumptions, commissions, and default rehab costs. If you don’t see the calculator or related fields, contact your System Admin to confirm permission access.
Why It Matters
Using calculators within 8020CRM allows users to:
Quickly determine Max Allowable Offer (MAO) during acquisitions
Analyze profit margins based on actual costs during dispositions
Stay aligned with underwriting rules and decision-making benchmarks
Eliminate the need for external tools or spreadsheets
Where to Access the Calculator
You can launch the calculator from:
Opportunities → used in the Financials & Underwriting Pillar during acquisition analysis.
Property Transactions → used in the Financials & Estimates Pillar during disposition analysis.
In the Opportunity:
After confirming the property’s condition and estimated rehab level in the Property Condition Pillar, scroll to the Financials & Underwriting Pillar.
Locate the Calculator field and select your calculator (the Base Calculator may appear by default).
Select your Deal/Dispo Type and click Calculate.
The system will return:
Current Acq Amount
Est. Rehab Cost
Est. Holding Cost
Est. Closing Cost
Your Total Est. Cost (if any, based on the deal type)
Your Est. Gross Profit
ARV and Est. Rent
Overrides: You can use the override checkbox next to the following fields to manually input values:
Est. Rehab Cost
Est. Holding Cost
Est. Closing Cost
Your Total Est. Cost
Your Est. Gross Profit.
Additional breakdown (under “Your Est. Gross Profit”):

Clicking Show Table reveals exit strategy projections with:
Rehab, Hold, Close, MAO, Cost, Sale, Profit, Cap, Days

Navigate to the Financials & Estimates Pillar.
Use this to determine the property's suggested sale price.
Fill out the calculator section, which includes similar logic and outputs as above, tailored for disposition analysis.
Review fields such as ARV, Est. Rent, Acq Amount, and Suggested Sale Price.

Open the Opportunity or Property Transaction record
Scroll to the Financials & Underwriting (Opportunity) or Financials & Estimates Pillar (Property Transaction)
Select the Calculator and Deal/Dispo Type, then click Calculate
Use override checkboxes as needed for custom input
Review results and strategy table to guide your decisions
Update fields based on comps, scope, or team strategy
